Feasibility Studies and Financial Viability Appraisal:
To get your project off to the right start, we will begin with a thorough review of your current portfolio to explore potential development opportunities. If you are starting a new project or have just purchased a new asset, we will execute an in-depth examination of your asset/project, identifying the potential your site has and preparing a financial analysis based on those options. We will also present you with a detailed appraisal ready to submit to potential partners or funders.
Planning, Design and Project Management:
Once the potential for your site has been identified and the financial viability assessed, we will take the lead on planning, making this stage of your project headache-free. By working together with relevant professionals, we will manage the preparation of the planning application and all relevant reports and assessments to ensure that the maximum potential is achieved for your asset. Once planning permission is achieved, we will then walk you through the preparation of all relevant design details and documents to have your project designed to your requirements.
Construction Tendering and Contract Appointments
At this crucial part of the process, every small detail is important. We will advise you on the available options for the tendering and contract process - as relevant to your project. With our expertise in the field, we will manage the full preparation of the tender pack and oversee the process of getting the pricing detail right, negotiating the tender process and lastly, reviewing pricing and deliverability. We will also work closely with your legal team assisting both client and funder to ensure that the construction contract is prepared to protect the developers position throughout.
Funder negotiation and liaising:
We will work hand-in-hand with you and your funder to ensure all their requirements can be met. This service will start even before your funder is on board and will continue throughout the monthly draw-downs until practical completion.
Contract administration/employers agent:
We will fill the role of contract administrator or employers agents as relevant to your agreement with the contractor. We will also ensure that all the monthly valuations, appropriate documentation, any relevant applications and payment requests are signed off in a timely manner, ensuring the smooth-running of the project’s financial aspects. Upon completion of the development, we will issue the Practical Completion notices and release of retention details.
Construction Monitoring and Programming
Our management services include performing regular progress and design checks, keeping your project on track and reporting achievements and/ or issues that crop up throughout. We will take instruction from you and act upon them to ensure that the development progresses as smoothly as possible to completion. We are committed to ensuring that the project is always on track with its programme and budget whilst at the same time, maintaining the ultimate vision for the finished product.
